Project Request: This home needed a full exterior and crawl space make-over. It had rotting cedar lap siding, a mildew covered crawl space, 10 failing floor joists, and an old dimensional asphalt shingle roof. The home is a ranch style that was built in 1985 with water frontage in Reedville, VA. The homeowner had just purchased the home and hired Tredegar to complete the exterior work and encapsulate the crawl space as part of a full remodel of this home.

Project Details

The homeowner was moving to this home for retirement and was excited to have everything like new when she moved in.
  • For the roof, the homeowners chose GAF’s Timberline HDZ architectural shingles in Fox Hollow Gray.  They opted for the System Plus roof system warranty which provides non-prorated warranty coverage of their roof for 50 years.  This roof system includes GAF roofing components such as ProStart starter shingles at the eaves and rakes, Seal-A-Ridge cap shingles, and Snow Country Advanced ridge vent for improved attic ventilation.  We also included Lifetime pipe collars.
  • Cedarmill finish Hardie Siding with a 7” exposure combined with arctic white Hardie trim was a classic choice for the new siding.  The homeowner loved the Statement color selection of Gray Slate knowing that it came with a 15 year ColorPlus Warranty from James Hardie.  She complemented the new Hardie Siding with black raised panel shutters.  With the new ridge vent on the roof, we were able to remove the gable end vents to ensure proper exhaust ventilation for the attic.
  • For the gutters, Tredegar installed 6” white gutters with 3x4 downspouts.  The larger gutter and downspouts are able to better manage the stormwater from a large, steep roof like this one.  Finally, the Xtreme Gutter Guards will prevent the homeowner from worrying about cleaning out those gutters.
  • In the crawl space, we replaced 10 floor joists and 2 sheets of rotten subfloor due to previous water leaks in the kitchen and bathroom.  Once this was complete, we removed the old insulation from the crawl space and scrubbed the entire underside of the floor system with a fungicide to kill the mildew.  We installed a new 10 mil vapor barrier and 1.5” of closed cell spray foam on the foundation wall.  Finally we installed the dehumidifier that was supplied by the homeowner to mitigate any moisture that gets into the crawl space.

Final Results

After we finished, the homeowner was thrilled and ready to complete all the interior remodeling that she had planned.
