Historic Roof Restoration

Project Request: The 3-story apartment building in the West Grace Street Historic District had the original Spanish barrel tile roof on the front and the original low slope metal roof for the main roof of the building. In addition to necessary repairs at the front of the building, there were leaks throughout both roof systems and the building owner knew it was time to take action. Due to the historical significance of the building, it would be restored in a fashion to preserve the original appearance of the building.

Project Requirement: To get approval for the work to begin, Tredegar Construction assisted the owner with her board hearing before the City’s Commission of Architectural Review (CAR). Click this link and type in your address to see if your home or building is in a City Old and Historical District.

Project Details

  • Masonry point-up with lime based mortar was completed before the roof work at the back side of the front parapet wall and the top 5 feet of masonry wall on the right, left, and rear walls.
  • The new Versico TPO Roof System included removing the original metal roof, making repairs to the roof deck as needed, installing 2 layers of 2.6” Iso insulation panels, and installing a fully adhered .060 mil white TPO membrane.
  • The highlight was the re-roof of the Spanish Barrel Tile front roof.  As much of the existing tile as possible was salvaged and neatly stacked when removed.  The roof deck was repaired as necessary and fully covered with a high temperature ice/water shield.  Copper drip edge and valley flashing were installed before re-installing the original Spanish barrel tile.  We were able to find replacement tiles for those that broke in matching colors so we could replicate the unique pattern of red, orange, yellow, and green tiles.
  • At the 3rd story front cornice over the balcony, all the frieze trim, soffit, fascia trim, OG molding, bed molding, and dentil blocks were replaced and painted.
  • New aluminum gutters and downspouts in Dark Bronze were installed on the front of the building.  The commission allowed this color since it was a very close resemblance to the brown patina of copper.
  • Three windows on the front were replaced with aluminum clad wood windows by Lincoln.  The aluminum clad on the exterior had a white finish to match the other windows on the building and the window mullions also had a matching pattern.

Final Results

We were able to assist the building owner in the process of restoring this cool historical apartment building in a fantastic part of the City. It was a practical solution to install a modern low slope roofing product like TPO on the main roof where it’s not visible from any public area, but maintain the authentic beauty of the original Spanish tile, cornice trim, and windows on the front of the building.
