Project Request: The 20,150 square foot retail box store building had three layers of existing roof systems on a corrugated metal roof deck. The existing roof was leaking and in terrible condition. The building owner, Richmond Metropolitan Habitat for Humanity, was tired of dealing with a leaky roof and was ready for a long term solution to keep their retail business dry.

Project Details

The new MuleHide TPO roof system included the following highlights:

Removed all 3 layers of existing roof and, fortunately, found the existing metal roof deck in need of only minor repairs.
Installed 2 layers of 2.6” Iso insulation panels with crickets placed along the back walls and the upper side of the HVAC units to promote proper roof drainage.
Installed a fully adhered .060 mil white TPO membrane roof system by MuleHide.
The TPO membrane extended up and over the parapet walls and was terminated with custom fabricated 24 gauge Kynar coated galvalume drip edge. The drip edge was stripped in with 6” TPO cover tape.

Install new 7" box gutter with downspouts made of 24ga Kynar coated Galvalume across the back near the loading dock.
Other details included installation of new through wall scuppers and retro drains on the South section of the roof and 200 linear feet of TPO walk pad around the HVAC units.
This TPO roof installation includes a 20-year "NDL" No Dollar Limit warranty from the manufacturer (MuleHide).

Final Results

This building now has at least a 20 year roof solution backed by a manufacturer’s 20 year labor and material warranty. The white color will reflect the sun’s energy and allow for the tenant to pay less in utility bills.
